February 2018 Market ~ Big Park - VOC - Village of Oak Creek - HOMES FOR SALE and MARKET ANALYSIS  – First of all, these are real time charts that tell us “How the market is doing”. See the definition of Market Action Index above. Altos Research uses a complex algorithm to provide the MAI.

VOC, Village of Oak Creek or Big Park also known as Sedona 86351 is the bedroom community of Sedona. It is located 20 minutes from the city center off highway 179. There are two zip codes in Sedona, 86336 and 86351. People choose this side of town because there is less traffic, good hiking trails, and a buyer can get more home for the same amount of money as Sedona 86336. It is also closer to the SR 179 for those who travel a lot.

In this zip code, you will find a majority of single family homes nestled between some red rock formations. Bell Rock, Courthouse Butte, Castle Rock and the back side of Cathedral are the most notable of the formations. You will also find more than a couple of golf courses including an executive 9 hole course. Even though there is some shopping, entertainment, restaurants, and lodging. The majority of the zip code has more affordable housing than the zip code of 86336.

February 2018 Big Park VOC - When it comes to Big Park/Village of Oak Creek real estate & Golf Resort homes for sale, you only need to go to the Village of Oak Creek (VOC) to fulfill your dream. Homes are sprinkled around the 45 holes on two golf resorts and one executive golf course.  For those who enjoy this sport, there is a home for you either close to or on a golf course.  But for those who like the serene atmosphere and beauty of a home straddling one of the beautiful and well manicured fairways this may be right for you as well!


Always use the median price to track trends. The median means that half the homes are higher and half are lower. If the highest priced home is well over a million dollars this will drive the average price of homes up substantially. Average price is not a good indicator of how the market is doing.

The Median Price in February 2018 for Big Park/VOC has decreased from $619,500 to $589,500 in February. The quartiles are showing mixed results. The bottom and top quartiles have increased in median price.

Inventory continues to drop. Even though it has fallen only 1 home. This is the Spring selling season and the inventory is still down!

Days On Market (DoM)
Days on Market (DoM) - The properties in VOC - Big Park and Pine Valley have been on the market for an average of 165 DoM. Approximately 5 days have been cut because of low inventory. Overall there is around a 5.5 month supply of homes on market. The top bracket is at 10.3 months supply. The overall market is in the seller range. About 6.5 to 7.5 months supply of homes is the break for buyer vs. seller advantage.

Buyer or Seller Market? (MAI)
The Market Action Index - The MAI has been above 30 for all brackets the last 5 months. Currently all four brackets are in the seller zone.  However, This is where the Days on Market come into play for buyers. A home that has been on market for 290 days may allow for some negotiation.  There is such low inventory in the 86336 zip (Chapel area, Uptown and West Sedona that buyers are moving into the VOC area to purchase a home.  Even though the Big Park area is in a seller range, buyers may be able to negotiate with sellers because of the West Sedona demand. This has not changed from Spring.

Bottom Line
Overall the real estate market for Village of Oak Creek continues to have very low inventory. Key in on how long a home has been sitting on the market. 
 A buyer may be able to find some homes that the seller is willing to negotiate.  The reason some homes are stale is because the seller is not willing to drop the price of the home. Keep that in mind when negotiating.

One note: The Sedona Luxury Real Estate Professionals which Sheri Sperry is a past-president of, defines the Luxury Market as the top 10% of the listings available. The Luxury Market is measured using 86336, and 86351 zip codes. The price point has decreased from $865,000 and is now at $840,000 for the top 10% of the market. This figure is based on the last 6 month’s of sold listings. The top 10% of active listings (which is different from sold listings) has moved lower to $899,000. – This just gives you an idea of how the active market compares.

A Sedona Thanksgiving Miracle!

Hosting Free Thanksgiving Dinner to Sedona Community

One of Sedona's busiest breakfast/lunch eateries, famous for their 101 omelettes continues with it's Coffeepot Thanksgiving community tradition of serving a FREE authentic Thanksgiving Day dinner to the Sedona community on Wednesday November 25th starting at 3 PM.  Residents from all Sedona neighborhoods participate every year excited to enjoy this wonderful meal hosted by Emile Daher, his family and long time employees.
Some of the employees have been with the restaurant since Emile took it over.  They bring their children with them to partake in this feast and teach them the meaning of volunteerism. There is quiet satisfaction when you give of yourself to serve your fellow human being.  Emile is hoping to serve 600 meals this year! The community will start lining up around 2 PM in front of Coffeepot. Andre, Emile's son, said that he could have 100 volunteers standing around if he accepted everyone's offer to help.  The employees volunteer their time to prepare and serve this generous meal to the community.
Andre has stated, "this is just our small way of giving back to a community that has given so much to us".


This has been a tradition as long as we have been residents in Sedona. The Coffeepot Restaurant was named for the famous rock you see in the picture which looks like an old percolating coffeepot that was used on cookouts and stovetops. Tourists and residents alike visit this popular restaurant because of the variety of breakfast and lunch items, and well of course the food and service is so good!

As you enter the restaurant, the wall on the left side is filled with signed pictures of many of Hollywood's elite stars.  Many celebrities enjoy a scrumptious meal and take a picture with Emile!



Coffeepot Restaurant has been a distinct community landmark from the 1950's on.  I have enjoyed many of the 101 famous omelletes as well as the genuine Mexican food that is served here. OK!  I have even tasted a buckwheat waffle or two!
I highly recommend Coffeepot   having a meal there. When the weather is pleasant, you can even enjoy a meal in their private terrace and garden area.  There is nothing better.  The service staff is friendly and you can't have better hosts than Emile and Andre. Happy Thanksgiving from Sedona Arizona!

How much of a difference does a view make?  
Though views are part of the valuation process, I have always felt that the value is determined by the individual buyer.  After all, the buyer is still going to have to live in the home. 
Normally, I tell the photographer to take the very best picture to capture the essence of the room. If the view does not coincide with the essence, don't force the picture.  Because I sell Sedona Real Estate, I have seen too many MLS pictures of what the view offers but have no idea if the house is the right choice for my client.  Every picture focuses in on the view!  OK! We get it. The home you are showcasing has some views! 
However, there are those homes where the layout coincides with the views.  This is one of those homes.  It is rare that every window in a home has a view.  This is one of those rare instances. 
Here is a list of the famous rock and architectural formations you can see from this property. 
Chapel in the Rock - Wikipedia tells us that the Chapel was commisioned by a local rancher and inspired by the newly constructed Empire State Building. It's design was also influenced by Frank Lloyd Wright.  If you have not seen this architectural masterpeice you need to put it on your list!

A Follow-Up On Aerial Videography

Around 6 months ago, I wrote a blog about aerial photography.  (ActiveRain Blog- Another Tool) As a hobbiest, my husband has been contemplating this next step, mainly to have some fun and peak the interest of those who view the property. I have a ranch coming on listing around beginning of February. It should be fun taking the pictures. It is meant to give the viewer enjoyment and offer a unique perspective of the area.
As an industry, we are on the verge of new and exciting technology that has and will continue to change the way we do business.  The Millennials are entering that 'scary' zone of "Over 30". They are the next big influence on the world and they are taking over.  It is already evident that they are tied to their smart phones and tablets.  Everything is done through non-verbal communication. We have to continually look for that edge that defines us as the 'go to' person for real estate services.
Aerial Photography
I have seen many very well done videos that utilize aerial vids to provide a virtual tour of expansive or luxury property. The interesting approach is that you can get some great effects inside a residence as well.

Merry Christmas @ Happy Holidays!







OK!   This is just wishful thinking.  In the past, we have had Mother nature give us the pleasure of these wonderful sights.  Snow can be very elusive most of the time.  For those of you who have to live with snow for months at a time, just the word probably sends shudders up and down your body. 

Here in Sedona, we have "polite" snow.  It comes in the morning and does not over stay it's welcome.  Even when we get a decent storm, we can be assured that it will be melted in about a day or two. 

There are realtors who do everything they can to avoid pictures of Sedona real estate with snow for fear that "snow birds" will fly away.  I think it is a strong part of who we are and what makes this paradise even more beautiful.  After all, a great majority of people live in areas that have four seasons.  It is not soothing they really want to give up entirely, is it?

Coming from Southern California, I relish and look forward to having four seasons.  When I see how a dusting of snow highlights the magnificent landscape we have, it warms me up inside and makes me realize my place in this spectacular winter wonderland. 

Eventually, it will snow on Christmas and we will be delighted that Mother nature has given us one of it's most precious gifts.  For now, we will wait for our first meaningful snow storm. 

I want to wish everyone a wonderful holiday season from Sedona Arizona. As we bring in 2014, I hope next year brings you all much health, wealth, and happiness!

Cash! Up For Grabs! Are you leaving money on the floor?


In one county of Arizona, there is $24 million sitting in the Maricopa County's Treasure Office.  

I just happened to catch a quick story on one of our local news stations last night about Foreclosures.  Many people who have had this unfortunate incident happen, do not realize that once they leave their home, they may have a windfall of cash coming back to them!  
Once the bank or investor takes back the property, it may go up for auction.  If the homes sells for more than is owed to the bank or investor, those funds are placed into an account for possible distribition to other creditors who can prove they may have a claim to the money.  It is up to a judge to determine how best to split the proceeds.  

Why Don't The Foreclosed Homeowners Know What Is Happening?

What usually happens is that the foreclosure process causes turmoil to the homeowner and the last thing on their mind is to put a change of address in. Some just want to start fresh while others are just trying to find a new place to live.
Hopefully you never have to go through this process, but those who have may be destitute or just depressed. This is one of the most stressful situations someone can go through.  
They may feel that they have lost everything and the last thing on their mind is putting a change of address in from the foreclosed property.  This is where the state or county loses track of the homeowner and any additional funds that may be coming their way (the foreclosed homeowner) get caught up in limbo.  

You Have To File A Claim

See, you have to file the necessary paperwork to put your claim in for the excess-proceeds.  If you do not know that your home has been sold above the money owed on foreclosure, you may lose the opportunity to what is owed to you!  For example, in Maricopa County, these excess-proceeds are held for 3 years. This gives you ample time to file a claim.
The two cases that our local Phoenix TV station profiled had large sums of money coming their way.  One distressed homeowner is awaiting the outcome of the judge's decision and may get more than $86,000 from the excess-proceeds statute.  In another case there is more than $135,000 to be divided amongst potential creditors and the former homeowner.  
Check with the appropriate agency in your state to see how these excess-proceeds are handled.
